We're interested in forging long term relationships with every kind of investor interested in funding Caribbean and South Pacific Island investments. We specialize in islands in the Caribbean with a special focus on Belize and Central America. We've recently expanded our operations into the South Pacific and have several opportunities available in both regions involving Hospitality, Gaming, Eco Tourism, Condos, and General Real Estate Investment within a tropical island environment. Caribbean Island Brokers deals almost exclusively with successful individuals and investment groups from around the world, looking for lifestyle investments with terrific returns. Many of the ideas require the help of outside funding. Minimum funding requirements are typically above US $5 MM and upwards of US $1BB, though we will eagerly entertain smaller investors.
We feel that one of the greatest long term potential lending opportunities exist in a simple land loan (typically a vacant island) for a buyer with LTV's of approximately 75% or less. These deals usually require loans of roughly $250k to $5MM. They can be secured by the island itself and often also to US property.
We've learned the hard way that the lender/investor needs to have an interest in this field to truly connect with offshore island projects. We're willing to help the new lender understand the arena we work in, the complexities that exist in island development, and the opportunities available throughout the Caribbean and the South Pacific.
What we need is a small collection of investors and lenders we can turn to for specific types of projects. Our buyers are sophisticated individuals or groups that are usually NOT interested in hard money.
Though we'll talk with any lender/investor about what you have to offer, I will make a diligent effort to match the principal with the right lender/investor for the situation.
