Description:
This real estate development project will consist of the rehabilitation of an existing four-story historic brick masonry building with approximately 8,000 square feet of useable space located in the city of Hudson, Columbia County, New York. The Developer will convert the building into six “Soho” style loft units with varying sizes: one simplex apartment on the first floor, approximately 1,200 square feet; one commercial/office space on the first floor, approximately 800 square feet; two simplex apartments on the second floor, each approximately 1,000 square feet; and two duplex apartments on the top two floors, each approximately 2,000 square feet. The apartment units will be marketed AS live/work spaces for rent to full-time and weekend and part-time residents of the city of Hudson. Utility (heating and cooling) costs will be extremely low because rehabilitation of the building will be performed strictly according to the Passiv Haus (green) standard.
