I have been flipping houses for a while and its been alright but where the real money lies is in demoing houses and building two or even three town-homes on the one lot. i have been running job sites as a general contractor and have plenty of experience with all the trades required for such a project but i dont have the capital to do such jobs myself. with $1 000,000 i can buy a 300-400,000 dollar house in a great location, demo it and build two townhouses and then sell each side for 600-800,000 dollars. i can do this 2 or 3 times a year for a projected profit of 1 -1.5 million dollars a year, i also have my own construction company so i can do alot of the work myself to cut costs even more for more of a profit margin. anyway if theres anybody out there thats interested in doing this it would obviously be much appreciated aswell as very profitable over the next few years.
