I recently took a tour of a RV park that is for sale in Northern Arizona, the park is currently operating 59 sites with full hook ups and sits on 24ac of creek side land with a lot of room to expand to over 100 sites plus storage. The park has a positive cash flow I can improve upon in several ways. During the expansion of this park, I will make it more environmentally friendly (green) and this will be one of my marketing points.
I have over 28 years of experience with RV parks and mobile home parks in designing, laying out, new construction, and expanding existing parks with little or no disruption to the guest. I have done mass and fine grading, sewer, storm drain, water, electric, reclaimed water, built restrooms, showers, laundry, recreation rooms, main offfices, security gates, and guard shacks. I have worked with large corporations to single owner parks. I have built or expanded over 30 parks in Arizona, California and Nevada, I have worked closely with the owners and managers of these parks to insure smooth day to day operation and helping in office operation. I have worked with cities and counties planning and zoning to get plans approved. Working in construction on the road I have lived in several RV parks.
My wife has 15 years experience running a construction office and doing taxes.
I am looking for an investor, lender, and or partner to cover the down payment to buy this park and two month operating cost.
